Inspecting the subject property

To determine the true status of the property, it's our duty to first complete a thorough inspection. We must actually view features, such as the number of bedrooms and bathrooms, the location, living areas, etc, to ensure they really are there and are in the condition a reasonable person would expect them to be. To ensure the stated square footage is accurate and document the layout of the house, the inspection often requires creating a sketch of the floorplan. Cost Approach

Analyzing Comparable Sales

In the case of income producing properties - rental houses for example - we may use an additional way of valuing a property. Combining information from all applicable approaches, the appraiser is then ready to document an estimated market value for the property at hand.
